Charlotte Dunford graduated from The Georgia Institute of Technology with a B.S. with a concentration in business analytics and technology Charlotte’s strong drive to succeed led her to build her own company after leaving China at the age of 16 without her parents. Charlotte founded Johns Creek Capital, LLC in early 2020 with her business partner Rick. Charlotte and her team grew the company from two investors at the start to 23 investors with subscriptions ranging from $10,000 to over $2.7 million each. Charlotte is a Certified Associate in Project Management and speaks Mandarin fluently.

Charlotte Dunford is the Managing Partner of Johns Creek Capital, a mobile home park investment management firm with a total investor subscription of more than $4.2 million. They currently have 20 park investments, and Charlotte herself has created over $500k in asset value in the last year.

Charlotte really comes from humble beginnings and is a first-generation American citizen and college graduate after leaving China with just her belongings at age 16.

It’s always difficult to find good deals, particularly in markets that are hotter, but you want to make sure you find the deal that fit your criteria.

Pierce York:

In mobile home park investing, I hear a lot of this idea about they’re not making any more. So they’re hard to find. Speak on that a little bit. Tell me about the scarcity of mobile home parks and how are you finding deals and where are we looking?

Charlotte Dunford:

They’re not making any more, which means that they are short on supply, which is great news for people who want to invest in mobile home parks. When I started this company, there are two questions that I asked myself, is there money to be made in this industry at all? The answer is, yes, there is money to be made in the mobile home park industry. Number two is that is there any money left for me to make because big boys from Wall Street they’ve been at this for decades, so you don’t want to be competing with them. So they are mostly buying up parks with 100 loss and above. So, I wanted to carve out a different niche where we focus on so small to medium-level mobile home parks with a slightly smaller, lot size to focus on. So that’s when I started to invest, that became the strategy. So the scarcity of deals, it’s always difficult to find good deals, particularly in markets that are harder, but you want to make sure you find the deal that fit your criteria. So for example, Johnsburg Capital has an internal algorithm that we have developed that consists of 15 Major parameters, including not but not limited to market, the spread, and tenant on the Home versus Parkland ratio, all of those have a particular weight to this criteria. When we look at a deal, we assign a score to that weight and see how this deal ranks, and then we come up with a score. So it’s a very empirical way of looking at deals so deals are always scarce. But you want to make sure that you have the negotiation skills and the right criteria acquisition model to qualify that deal and of course, deals are what you make it. Good deals, don’t come on a silver platter just like most good things in life don’t come on a silver platter you have to make it work for you.
