He’s out of Florida, and he’s the founder of Silverman Capital, where he helps investors across access alternative investments across opportunities of private credit, private equity, real estate, and business roll-ups. Based out of Miami, he focuses on helping investors build passive income and diversify beyond traditional public markets through income producing investment strategies. He runs a podcast which we’ll talk about, and today we’re going to be talking about the trillion-dollar business roll-up or sales that are going to be happening here in the next five to 10 years. Please welcome the show with me, Mr. Sam Silverman. Sam, how we doing?

Good, Brett. Thanks for having me on.

Brett

Absolutely. For our listeners getting to know you for the first time, would you give us a little bit more about your story and your current focus?

Sam

Yeah. So, background was in tech sales for quite a while, leading large sales teams, and you know, while I was there, kind of my first taste of the private markets. So, like most people, I thought of passive income, and I thought of buying single-family rentals in terms of building a small portfolio, pay those off a long period of time, and go own that long term. That didn’t happen at all. So, built a small portfolio itself, realized that was not what I was going to do long-term, sold all those houses off and moved more towards investing as a limited partner across all things around real estate, private equity, debt, credit, right? Most things you can go think of. I tried it, and what I really found was that there’s a few sides of the deals when looking at private markets. And for me, like I lent much more so to the capital side, right? So working investors, people like myself, and really finding great partners across you know the best opportunities themselves to you know whatever asset class that may be you know fast forward to today we really narrowed our focus quite a bit and we’re really heavily focused in two areas right I’d say structured finance being kind of private credit and lending and then on the kind of paving roll up side of the house too so if you look at the big transfer ownership that’s happening right now from the boomers to the new generation. There’s a massive opportunity right now in that space to go acquire companies in a fragmented market and go make them you know a little more professionalized.

Brett

Absolutely, especially with AI and where we’re going here and what’s happening with the changing. It’s kind of a perfect storm. Talk to us about the secret to finding the best blue-collar roll-up business opportunities to invest in or buy.

Sam

Yeah, so I’d say at first you’re doing a lot of cold calling, right? Like anything, like you are hitting the streets, making calls, connecting to the brokers, calling owners, or doing all the
things that don’t scale to get yourself a foot in the door. For us, we’re focused on buying in one industry only, where other people may want to go buy across HVAC, plumbing, electric, like whatever it may be, for us we have a very narrow focus, and in turn you build depth in that industry itself. So, for us, the first few deals are really tough to get done because you don’t have credibility in the space yet. So, on our end, right, it was more of a grassroots effort at first, and now it’s much more of a pull versus push game as well too. But if you do what you say you can go do, you transact well. You don’t re trade, right? You know hit your timelines or goals. You treat the employees well. Your name spreads quickly in the industry itself. What you find is all these owners know each other. If you think of who your friends are, I assume they’re somewhat similar adjacent fields to yourself, right? Somewhat similar to me. So, in turn, if you go take care of these owners the right way, treat them well, treat their employees well upon acquisition, right? They likely have friends in the same space that are pretty similar to themselves too. So, we’ve had a lot more doors open for us as of late. But at first, it is grassroots, you know, brute force type effort to kind of break into the space.

Brett

So, cold calling and you know grinding your way to the first deal, getting understanding that what’s going on with the brokers and with the owners, and then delivering and then trying to scale that. It sounds like that’s the first secret. Is is just that. Okay, so what’s the second secret to this blue-collar wave of opportunities to for businesses to buy?

Sam

Yes. So, on our end, right, we’ve actually taken a step back the last call, nine months from acquiring companies, and we are going through a merger right now with a larger, more
experienced paving company. What we found was that paving owners. Want to sell to paving owners, right? So, we actually took a step back and went undergoing their merger right now with a, you know, 30-plus year paving veteran and his son to go integrate our companies together, where they’re coming on full-time operationally for us as well too, and that’s been a huge lift for us as well.
