Forrest Cerrato as Regional Vice President for the northern Bay Area market. In his new role, Cerrato will be responsible for developing new business relationships and promoting simplified 1031-exchange property solutions offered through the company.
An award-winning real estate developer and portfolio manager, Cerrato brings extensive commercial real estate experience to Kingsbarn Real Estate Capital’s Northern California team.
Prior to Kingsbarn, Cerrato worked for a large private design-build real estate firm in Northern California. During his 16 years there, Cerrato worked on multiple award-winning projects and collaborated with architects, city officials, political figures, and construction executives with the sole purpose of developing properties and buildings that exceeded his clients’ expectations.

What’s the number one secret to helping sellers? You know, understand the fundamentals of the Delaware statutory trust?

You know, it’s really just kind of getting a good idea of what some of the major benefits are of a DST or Delaware statutory trusts. Unfortunately, mean, I’ve been doing 1031 exchanges, you know, for the last five years, even with my old company, and one thing that is prevalent amongst 1031 exchanges, and I know Most brokers would agree is, it’s it’s frightening on how common a blown exchange happens, where the client won’t identify something, or if it’s not identified correctly, or they don’t, they haven’t chosen an up leg that would work for them, or they’re upside down. So being a part of kingsbarn, and the DSPS that we provide, we provide a very safe haven for that equity to go into something that’s going to be able to provide them with that monthly income, that’s going to offset what they’re used to, which is, you know, the 40s, tenants toilets, trash and turnover. They’re trading that for just walking to the mailbox once a month and then getting paid.

It’s a beautiful thing, right, when they can have that freedom of time. Also have that financial freedom of cash flow, because these are accredited investors, right, that are there, you know, millionaires and multimillionaires millionaires, but sometimes they can feel real estate rich but cash flow poor, or they can feel like I’ve got all this wealth but don’t have a lot of the time. It’s all tied up with dealing with you know, all the ever changing laws within California owning real estate, especially right? So talk about what it means for your clients when you can provide that not only financial freedom, but the time and the energy freedom, what’s it like for them after they’re working with kingsbarn?

Right, I mean, and one of the great things with that is, you know, in talking with the clients that are currently with kingsbarn, they’re more than happy with the way our program works. And also with the closing part process. I mean, a lot of times we get clients that are telling us how it’s the easiest exchange that they’ve done, especially the clients that have multiple properties, and they’ve done dispositions in the past. So they really do like how streamlined it is. Another good point to mention is that the clients are able to find an up leg early on in the process on a sale so even when they’re before they’re on contract. A lot of times we were able to pitch our product to clients that are not even on the market yet and once they are on the market, they’re able to close and once they close we can actually go back to the day that they close on an investment and once a once they are once they’re completely invested in our product they start making money then the day up so that’s

That’s great. Yeah the time value of money is so important and they can go right in after closing and within a day or two close on their 1031 that the deals are already packaged and ready to go. That’s also peace of mind there too because the 1031 exchange let’s face it feels like a shotgun wedding sometimes right? You gotta get engaged and 45 days married and 180 and sometimes you’re if you don’t have a nice nice deal lined up, it’s either stressful you overpay for it, or you’re scrambling with the lenders lenders right now are challenging right now in sheets have gone up there, their standards are going you know more even more conservative.
