She’s out of the state of Washington, which just increased their tax to 9.9% We will touch on that here in a second. But she’s the co-founder and managing partner of Veritas Equity Partners, a private real estate investment firm focused on acquiring and operating value-add multifamily properties in the Pacific Northwest. She leads investor relations, capital partnerships, and strategic growth for the firm. And before entering the real estate world, she spent over a decade in the technology sector with companies including Amazon Web. I’m not going to pronounce that one and that one because that one’s a little different too. Where she specializes in partnership development, sales, and marketing, and so much more. Please welcome the show with me, Lauren Rogers. Lauren, how are you doing?

I’m doing great. Thank you so much for having me here.
Brett
Excellent. Grateful to have you. For our listeners getting to know you for the first time, would you give us just a little bit more about your story and your current focus?
Lauren
Yeah, of course. So, like you said, I have a background in the technology space. I was at AWS, Amazon’s web services, cloud part of their business for seven years, and before that, I was at a company at called Tableau, based out of Seattle, acquired by Salesforce, and then one other Israeli-based company was my last stint before I started thinking a little bit more about maybe wanting to do something else. Was get getting kind of tired of climbing the corporate ladder, and but really, real estate actually started for me as an individual investment strategy. So, I was realizing that I had all these, I had a lot of stock options. That’s primarily how these tech companies pay you, as in RSUs. And every time I, you know, in order to access them or to utilize them, you got to sell them, right? And then I’m getting hit with crazy taxes, and I was just starting to realize that my own strategy wasn’t working for me, and I started listening to a lot of podcasts, Bigger Pockets, and thinking, “Hey, I’m going to be a real estate investor, which is a lot easier said than done. So, someone that I trust told me, you know, “Hey, before you go buy, you know, fourplex, or you know, put a lot of your net worth into something that you’re not an expert in. Why don’t you meet my friend who’s been doing this for 15 years? And that’s how I got connected to Alex Burch, who’s my business partner, and he’d been buying multifamily real estate in Washington for a long time. And my initial thought was just like, hey, help me underwrite a building and tell me what to buy. And I’m just like; this is going to be my own little thing because I need cash flow if I ever want too potentially. I wanted to be in the situation he was in, where he had enough cash flow that he could start thinking about, hey, maybe I want to start my own business or do something else. It’s not necessarily like his goal, or my goal is just to retire, but it’s to have flexibility to think about you know other things that we might want to do. So long story short, that was that was how I got into real estate, and he was like, you know, I’ve been thinking about going off on my own, leaving AWS, and starting to raise capital from investors to repeat this, you know what I’ve been doing essentially, which is kind of buying C class buildings, workforce housing in Washington State, and upgrading them, you know, mismanaged buildings, operating them better, and then turning them in five to seven years. And he’d done really, really well, just 1031 in his own equity, and so that’s kind of what that’s our thesis. So, for the past two and a half years, we’ve just been doing exactly that, and you know I think we’ve man we’ve purchased about 150 units, I think, as a firm so far, and then we’ve got like another 160, 70 under contract right now. So just scaling up.

Excellent, Lauren. What a great background and great summary. Lots of really good things there. So, what is the number one seeking to creating value with real estate investments in the state of Washington, given the current market condition? What are you seeing? Break it, break it down. What, what, what you like right now?
Lauren
Yeah, I think Washington is interesting because people, some people get nervous about you know blue states. I think one thing you have to realize is like not every county is the same real estate. We all know.
