When you’re talking to these Mom and Pop owners that are baby boomers and wanting to retire, you just really have to find their motivation, right? It’s one on one. Why would they be open to selling? Is it because they’re gray, old and tired? Which is the majority that just want to retire? Or is it operational struggles? We’re buying a park right now from a guy that just evicted 13 tenants?

Andrew, what is the number one secret to success when it comes to tactical mobile home park investing,

I would say finding off market deals, you know, the deals that are marketed online, have been shopped around by a lot of buyers, and you’re, you know, if you can go into an asset with a 15 to 20% Lower basis than, you know, a property that’s been listed, you’re just gonna have such an advantage. You know, no matter what happens. So I think that the number one tip is finding deals off the market. Excellent.

And what would you say your number one strategy is to find these off market deals and communicate and persuade someone to sell them to you for maybe 15 to 20% less than if they took it to market? Yeah, I

would say you know, cold calling, and then, you know, sending out text messages, you know, to a list that we’ve cultivated for you know, geez, almost 10 years now would be how we’re finding those and then you know, when you’re talking to these Mom and Pop owners that are you know, baby boomers and wanting to retire, you just really have to find their their motivation, right? It’s sales 101 What Why would they be open to selling is it because they’re, they’re Gray, old and tired? Which is the majority that just want to retire? Or is it operational struggles we’re buying a park right now from a guy that just evicted 13 tenants, like literally they all just moved out. And you know, he doesn’t have the energy to rebuild it. So it’s just you have to find that inner motivation and then make it easy on them. You know, one guy lived in the mobile home park, and all he wanted he said he would sell to us, you know, for a lower price if we could help him move his home out to a plot of land that he bought. So it’s not always it’s not always price motivated.
