And we’re gonna be talking today about structured real estate investments, a smart way to protect value for a better future and a little bit more about Danny what his team has been able to achieve. So far. Daniel, what’s the number one secret to structured real estate investments?
Daniel Angel-Mejia:
I think one of the main and most important things is to be conservative on the underwriting side, make sure you’re even if it takes multiple deals, going through your desk, before you can strike one, make sure you’re conservative there and make sure you’re buying Right.
Brett:
Excellent. Okay. And so it sounds like being conservative. Underwriting is important. So as a part of that, Daniel, how are you being more conservative in your underwriting as pertains to interest rates that today, read growth expectations, and just overall, how you underwriting deals that?
Daniel Angel-Mejia:
Yeah, of course, and I think that’s a really interesting topic specifically, we’re particularly today, in our case, you know, at least until we can see some more, you know, dust settling in the market, we’re making sure we’re underwriting for fixed rate. That on that side, just because, you know, just getting into the rate cap world breaks that just that’s a little bit too volatile right now. And then on the rent side, we focus mainly on value add opportunities. So it’s kind of like two ways. One is making sure those rent bumps that we’re projecting based on whatever renovations we’re planning are actually achievable. And that the sub market, wherever we’re analyzing, supports those rent pumps. And we’re not tapping into, for example, the next class, for example, for analyzing a Class B property, we’re not tapping into the class A and getting into that competition and making sure there’s enough room and then talking about rent growth. It’s just, you know, those double digit growths that we saw in the past, you know, 1218 months, it’s understanding that that was part of a moment rather than a prolonged, long term situation. So just keeping those in tech and making sure that you know, we’re aligned with whatever stock market we’re looking at.
