Talk to us just a little bit about, you know, the secret to hands off, right? Meaning that you don’t have to do anything that you’re in the sense that you can, you can, you know, invest in a group like you guys, but what kind of what kind of investments can people go into.
Matt
They get this a lot. So at the end of the day, Brett, you know what it is, and I talked about this in my book in raising private capital, which were kind enough to mention as well, in that there are two energies, let’s say in investing, that is the the effort and the money. In my book, I call them the Deal provider, and then the cache provider, the Deal provider is the one that is finding and managing the deal. And the cache provider is the one that’s putting the real dollars and cents into the deal. And sometimes that’s the same person. So if I were to go out and buy a duplex myself, and find the asset, find them, find them out of the market, first, find the market, then find the investment, then negotiate it to closing, then operate it well either manage it myself, or deal with a property management company, whatever it is, I’m injecting my own time into that investment. I’m also putting my own dollars into it through passive investing, what you’re able to do is you’re able to separate time and money, and your money goes in to a deal as a passive investor and my wife and I have hundreds of 1000s of dollars in passive investments with our, with our own company and with other operators as well. And we enjoy that mailbox money that comes in from the passive investments we make because we’re not having to put in the time to, to move that investment forward. And then there’s other folks and that’s where the DeRosa group my company would come in, or other operators that come in, and they put in the time to find the investments that you’re going to be investing in to negotiate that deal to closing and to manage the deal to success. So that’s really what passive investing is, is really putting your money into something where there is a another individual or another company’s time that gets put into making sure that the investment that you made gets brought to success.
