Don Wenner is the Founder and CEO of DLP Capital®, a private real estate investment and financial services firm focused on making an impact on American communities by acquiring, developing, and building relationships, housing, leaders, and organizations. Wenner founded DLP Capital® in 2006 and has since spearheaded its meteoric growth, with the firm ranking on the Inc. 5000 list of “Fastest Growing Private Companies in America” for 10 consecutive years—among the few companies on the list to achieve such growth consistency. The firm now has more than $4 billion of assets under management.
Wenner, age 38, originally formed DLP Capital®—standing for “Dream, Live, Prosper”—as a small, residential real estate sales firm in the Lehigh Valley of Pennsylvania, not far from Philadelphia. Within five years, he had expanded the firm to include an investment portfolio of real estate rentals along with property management. Soon after, under Wenner’s stewardship the firm added real estate brokerage and construction affiliates and had grown to a team of 100 employees.
During that time, Don Wenner also planted the seeds for the development of more ambitious organizational goals—creating blueprints for building and scaling elite, entrepreneurial organizations for high growth and profits. The culmination of this initiative is DLP Capital’s “Elite Execution System,” which provides the tools and roadmap to help businesses achieve extraordinary growth.
This Elite Execution System, or EES, is today a hallmark of Wenner’s success, with the model implemented by strong commercial real estate sponsors, among other businesses, across the country, and it is utilized by DLP Capital® within its own enterprise. Wenner became a bestselling author in a book that elaborates on this EES model, Building an Elite Organization: The Blueprint to Scaling a High-Growth, High-Profit Business. The book, a Wall Street Journal, USAToday and Amazon bestseller, also elaborates on other best-in-business practices for 10x-ing growth as well as focusing on core values that contribute to driving greatness.
Among additional noteworthy milestones in Don Wenner’s career: he has closed more than 28,000 real estate transactions, overseen the acquisition of 30,000+ homes and apartments, and impacted more than 838,000 lives through DLP Capital’s affordable housing initiatives. Under his leadership, DLP Capital® consistently receives regional accolades as a Best Places to Work, among other awards of distinction.
Episode Highlights Here:
Don Wenner
I’m only earning four or 5% Really all my money right now in this piece of real estate, with all the risk with the volatility with the work, and when you can go and exit a property and go into something that’s producing double digits, distributions monthly, very little volatility, and with the deferred sale to be able to completely defer out those those gains.
Brett
But it’s gonna cost me all this money to get out. Right, you know, and it’s like, that’s one way to look at it. But you know, and then then it was the breakeven analysis, well, how long would it take for you to to make up those fees that you paid? And then what will your picture be like in, you know, 24 or 36 months going forward? And so talk about it from the perspective of a multifamily owner in that, what would you say to that person there, maybe it’s the same thing you just said for the annuities, but any thoughts on that?
Don Wenner
Yeah, I’ll just say, you know, you know, specifically to all, you know, to all of our funds, but specifically to lending fund, people choosing the exit real estate, especially, you know, choosing the exit you know, assets where you have a very low basis is, is where so much of our capital has come in over the over the years and people realizing, alright, I’m in this asset that I’ve owned for five years, 10 years, 20 years, and being able to exit that asset today and get out number one, the management, the operations, the, the work necessary. And for many of our investors, that’s a big part of the equation, they don’t want to do that work, they don’t want their children or their wife or husband, most commonly kind of their wife to have to take over dealing with that piece of real estate, you know, if he’s no longer here is another factor often. But then looking at our putting aside even the work side of it, saying, Alright, I’m only earning four or 5% Really all my money right now in this piece of real estate, with all the risk with the volatility with the work and when you can go and exit a property and go into something that’s producing double digits distributions monthly, very little volatility and with the deferred sale to be able to completely defer out those those gains. It’s an incredible it’s an incredible kind of a high thing for a lot of people and I’d say you know, probably 20% of the capital we have 25% of capital we have is in situations of somebody exited you know, the money was in real estate, they exited from managing a piece of real estate operating it getting generally low returns and now move that money in our funds and it’s not only you know, generate much higher returns but also taken away the risk the liability the work and we’ve seen that again again and it’s been the difference for many people being able to fully retire or being able to really you know vacation the way they wanted or or so many other significant life changes we’ve seen time and time again.
Brett
