Talk about that massive, massive amount of wealth that’s transferring. And I guess the importance of having these types of funds in place for those commercial real estate properties, or maybe that private equity?

 

Kimberly

Well, these funds are going to play an important role for, you know, the generation of investors who, you know, maybe they invested 2030 years ago, and so, these vehicles will provide incremental liquidity, you know, buying into an established real estate position, putting it alongside other real estate investments, managing in a diversified way, in some ways, it’s going to facilitate the transfer of the assets from one generation to another, in the not just the interval fund market does that with respect to real estate that it real estate category is a second largest category in the interval fund marketplace. But as you know, the REIT marketplace, the non listed REIT marketplace, is massive in terms of how diversified pools of commercial real estate are managed, and so that those vehicles all allow for the exit of older investors and bringing in newer investors. And I think there’s a lot of questions right now with respect to specifically with respect to commercial real estate about valuation, but these vehicles also have a role to play in terms of sorting out what the market demand is, for the real estate and putting pricing on it. And so likewise, the same could be said for wealth creation from the establishment of a private business. And, you know, mergers and acquisitions in the US can drive a lot of capital markets activity. And, you know, we have in the interval fund market, we have venture capital strategies who invest at very early stages of company growth, like, you know, seed round, or a round. But we also have late stage type private equity, buyout type investment. There’s also an example of an even later stage. Some of these unicorn companies that have stayed private longer. There’s a gray share that exists for employees shares in those unicorn companies. There’s actually an interval fund that provides liquidity for those employees and so once again, a lot of wealth creation is happening in the private markets. And some of these vehicles are providing new points of entry, but they’re also providing liquidity for people who maybe want to reduce their position.

Kim is responsible for the firm’s protected fund platform and consulting practice. Kim has developed an expertise in closed-end fund product development and is a frequent contributor to media and industry events on topics including interval funds, alternative investments, and London-listed investment companies. Kim has earned the CFA designation and is a member of the CFA Institute and CFA Society Chicago. She is also Series 7, 63, and 24 licensed.

Previously, Kim was Senior Vice President and Head of Product Development for Nuveen Investments’ Global Structured Products Group. In her 11 years at Nuveen, she helped develop over 40 closed-end funds, raising approximately $13 billion in capital. In her leadership role at Nuveen, Kim was responsible for asset-raising activities through the development of new, traditional, and alternative investment funds, including CEFs, ETFs, UITs, and commodity pools.

Kim received her MBA degree from Harvard University, where she was a William J. Carey scholar and President of the HBS Volunteers. Before attending Harvard Business School, Kim spent three years working in Morgan Stanley’s Investment Banking Division (1999-2002) in their Chicago office. She earned her BBA in Finance and Business Economics, summa cum laude, from the University of Notre Dame in 1999 where she was a valedictorian candidate, Rhodes Scholar finalist, and the first recipient of the Paul F. Conway Award, given to a senior in the Department of Finance who embodies Notre Dame’s tradition of excellence and who enriches the ideals of the university.

Kim serves on the Notre Dame Wall Street leadership committee. She also serves on the finance committee of the University Club of Chicago and on the advisory board of Youth Guidance’s Becoming A Man program. She is an active member of the University Club of Chicago and the Harvard Club of New York City, where she conducts regular business. Kim and her family – husband, Leo; son, Teddy; and daughter, Rose – live in Lincoln Park.
